The post Why Everyone Is Obsessed with Pickleball (and Why Your Apartment Should Be Too) appeared first on Oakwood Management Blog.

This probably isn’t the first time you are hearing about the popularity of pickleball. What used to be a niche sport didn’t slowly grow in popularity, it kind of exploded. Now we’re seeing courts pop up at parks, gyms, and even apartment complexes in Columbus. As demand for pickleball courts continues to grow, Oakwood is right there with it, bringing modern, in-demand amenities to communities across Central Ohio.
So what’s behind the obsession, and why are more renters specifically searching for apartments with pickleball courts in Columbus and beyond? Let’s break down why this trend is everywhere, the real benefits of having a court just steps from your door, and how Oakwood is staying ahead of the curve for our residents.

What Is Pickleball?
Pickleball is a paddle sport that combines elements of tennis, ping pong, and badminton. It’s played on a smaller court, making it easier to learn and less physically demanding than traditional tennis, while still being competitive and fun.
People love the sport because it’s easy to pick up, fast-paced, and social by design. You don’t need years of experience or expensive equipment to get started, which is a big reason it’s taken off so quickly. For someone like me—that’s music to my ears. I love a good group sport, but I don’t have the bandwidth to learn, practice, and execute something complicated in my season of life. Pickleball is the perfect option. So fair warning, what starts as “let’s try it once” usually turns into “we’re playing again tomorrow.” If you haven’t tried pickleball, this may just be your sign to give it a go!

Why Apartments with Pickleball Courts Are in High Demand
Amenities have always been a big part of apartment living, but let’s be honest, not all of them actually get used. Pickleball courts though….residents just can’t seem to get enough! Having a pickleball court on-site means no driving to crowded parks, no waiting for an open court, and no complicated planning. Instead, you can walk outside and play whenever you want, whether that’s a quick game after work or turning it into your new weekend routine.
Beyond convenience, apartments that keep up with lifestyle trends tend to offer more value to their residents. Pickleball isn’t just popular, it’s one of the fastest-growing sports in the country, and renters are paying attention. Apartments that offer pickleball courts signal a modern, forward-thinking community that delivers on what people are looking for.
And maybe most importantly, pickleball works because it is for everyone. Whether you’re a young professional, a couple, or even downsizing, it’s an activity that fits a wide range of lifestyles. At Oakwood, that’s exactly the goal—-creating communities that bring people together and support a more active, connected way of living.
Social Perks of Having Pickleball Courts
Because pickleball is such an easy sport to pick up, it has become a hub for inviting family and friends over, having spontaneous BBQ’s at the community grills and even dipping in for a swim—did we mention, most of our communities have resort-style pools and lounges?! Your weekend tournament can easily turn into an all day affair. Check out one of our favorite luxury pools at Asherton of Dublin by clicking here.
In my personal community, we have a group message channel where people are always asking if anyone is available for a pickleball game. It makes for a great time, because the regulars become fast friends and the newcomers keep the game interesting!

Your Guide to Renting Apartments in Downtown Columbus
Downtown Columbus isn’t just where people work anymore, it’s where people want to live.
I’ve lived in Columbus most of my life and I’ve seen downtown completely change over the years. What used to feel like a place you went to is now a place people actually want to stay. Between the parks, restaurants, and a vast array of hidden gems (a Stauf’s and Book Loft date is 100% on this list), it’s turned into one of the most livable and exciting parts of the city.
If you’re thinking about making the move, this guide walks through what it’s really like to rent Columbus Ohio downtown apartments, including neighborhoods, pricing, amenities, and some of the best Oakwood communities within walking distance to it all.

Why Rent an Apartment in Downtown Columbus?
There’s a reason more people are choosing downtown Columbus every year, and honestly, once you experience it, it makes sense. Instead of planning your whole day around driving, you can just… walk! The walkability of downtown is a huge pro.
The overall vibe and sense of community is something else to note. I remember the first time my husband and I went down to the Columbus Commons for a summer event. There was live music, food trucks, kids running around, and it hit me, this doesn’t feel like “downtown” in the old sense. It felt like a neighborhood. Community. Pro Tip: When visiting Columbus Commons, don’t miss out on Taco Tuesdays — yummy food trucks on the green every first Tuesday of the month. And if you have kids, every Friday during the summer the Commons is filled with fun, free activities for all ages. My kids love the carousel!
To sum up, here are the top reasons to rent in downtown Columbus:
-
Walkable access to restaurants, bars, and coffee shops without giving up a true community feel
-
Close to major employers like Nationwide, Huntington, and the State of Ohio government buildings
-
Easy access to The Ohio State University
-
Quick trips to Nationwide Arena and Lower.com Field
-
Access to green space and walking trails like the Scioto Mile
Downtown Columbus has a ton to offer for all walks of life. It’s the kind of lifestyle that’s hard to fully understand until you experience it, and once you do, it’s tough to go back.

Neighborhoods Near Downtown Columbus
One of the underrated things about downtown Columbus is how different each surrounding area feels. This makes Columbus such a unique place where you can find a designer art gallery on one street, and then a tucked away cozy cafe just around the corner. Let’s break down what makes each neighborhood stand out.
Short North Arts District
If you want energy, this is where you’ll find it. The Short North is easily one of the most recognizable areas in Columbus, and for good reason. High Street is packed with restaurants, coffee shops, boutiques, and some of the best patios in the city. It’s one of those places where you can grab coffee, shop a little, and end up staying way longer than you planned. If you’ve never been, the monthly Gallery Hop is a great introduction to the area.
Victorian Village
Victorian Village is right next to the Short North, but with a completely different pace. It is one of those neighborhoods that just feels calm. Tree-lined streets, historic homes, and a slower, more residential vibe make it a great option for renters who want to be close to downtown without being in the middle of the noise.
It’s also right by Goodale Park, which is one of my favorite spots in the city. In the fall especially, it’s hard to beat a walk through there — and if you have a furry friend, they will quickly fall in love with this spot!
German Village & Brewery District
If you want character, this is probably the most charming area near downtown… and honestly, in Central Ohio at large.
German Village feels like stepping into a different era with its brick streets, historic homes, and local spots that have been around forever. It’s also home to The Book Loft, one of the most unique spots in downtown Columbus. (I’ve genuinely gotten lost in here more than once — in the best way, you need to experience it first-hand.) Right nearby, the Brewery District adds a more modern mix with breweries, restaurants, and entertainment.
Franklinton
Franklinton is one of the fastest-growing neighborhoods near downtown Columbus, known for its art scene, breweries, and creative energy. It’s just across the river, making it easy to get downtown while still feeling a little different. One of our favorite spots is LandGrant Brewing Company — it has the best vibes for drinks (and fun food trucks) with friends after work.
What Does It Cost to Rent in Downtown Columbus?
Rental prices in downtown Columbus can vary depending on location, building age, and amenities, but overall, the city still offers strong value compared to larger metros.
Here’s a general breakdown of downtown Columbus apartment rent:
|
Apartment Type |
Typical Monthly Rent |
|
Studio |
$1,200 — $1,600 |
|
1 Bedroom |
$1,400 — $1,900 |
|
2 Bedroom |
$1,900 — $2,800+ |
|
Townhouse |
$2,500 — $3,500+ |
From my experience, what usually surprises people is how much the amenities and location can impact price. Being able to walk out your door and hit the Scioto Mile for a run or grab coffee without getting in your car, can impact pricing just as much as square footage
For current listings and real-time pricing trends, you can explore more info through Apartments.com Downtown Columbus page.

Amenities You’ll Find in Downtown Columbus Apartments
Apartment living downtown has changed a lot. It’s not just about having a decent kitchen anymore, people want spaces that actually fit how they live. Whether you work remotely, want to bundle everyday expenses into your rent (think gym access, pools, and even golf simulators at some communities), or simply want a place that feels comfortable hosting friends and family, expectations have shifted. Oakwood Management Company communities continue to raise the bar, offering amenities and spaces designed for real, everyday living… and then some.
While each property has its own unique perks, most Oakwood apartments in downtown Columbus Ohio include:
-
Rooftop lounges (some with incredible skyline views)
-
Fitness centers (yoga studios, CrossFit gyms, and rockwalls can even be found)
-
Secure parking and controlled access
-
Coworking spaces
-
Pet-friendly features (huge if you have a dog — even pet-washing stations and on-site bark parks are available at some communities)
-
Smart-home features and keyless entry
I’ve had friends move downtown just for the lifestyle upgrade alone. The premium features offer a whole new way of living.

If you own rental property in Central Ohio, choosing the right property management company can have a direct impact on your bottom line. Leasing performance, maintenance response times, resident retention, and long term asset value all hinge on how well your property is managed.
The key thing many owners miss is this: the best property management company in Columbus, Ohio depends heavily on what you own. A company that excels with single family homes may not be the right fit for a 200 unit apartment community. Likewise, a group built for affordable housing compliance is very different from one focused on luxury lease ups.
This guide breaks down some of the top property management companies in Columbus, Ohio based on property type, including single family, small multifamily, conventional apartments, affordable housing, and luxury communities.

How We Determined the Best Property Management Companies in Columbus, Ohio
To identify the best property management companies in Columbus, Ohio, we focused on how each company aligns with specific property types rather than ranking them overall.
We evaluated companies based on their property type specialization (single family, multifamily, affordable, or luxury), portfolio size and experience, and the services they offer, including leasing, maintenance, and operational support.
We also considered each company’s experience in the Columbus market and how well their approach fits different owner needs, from small rental portfolios to large apartment communities.
This approach highlights the best fit for each category, helping property owners choose a management company that matches their assets and goals.

Oakwood Management Company, Best for Conventional and Large Multifamily
When it comes to multifamily property management in Columbus, Ohio, Oakwood Management Company is one of the most established names in the market.
With more than 55 years of experience and a portfolio exceeding 12,000 apartments and townhomes, Oakwood operates across Class A, B, and C communities throughout Central Ohio. Our portfolio includes garden style apartment communities and townhome-style properties providing flexibility across a wide range of asset types.
For owners of conventional apartment communities, that scale matters. Large multifamily management requires more than just leasing, it involves revenue strategy, capital improvement planning, vendor coordination, compliance oversight, and long term occupancy optimization. Oakwood’s size and experience position it well for those needs.
Oakwood also stands out in the luxury apartment management Columbus space. Many of our communities feature modern amenities like coworking areas, resort-style pools, smart home technology, EV charging, and even golf simulators. That experience translates well for owners looking to compete in higher end segments of the market.
Learn more about why Oakwood is a good fit for you here.

RL Property Management Group, Best for Single Family Rentals and Small Portfolios
For owners of single family homes or smaller investment properties, RL Property Management Group operates in a very different lane.
Rather than focusing on large apartment communities, RLPMG positions itself around single family property management in Columbus, Ohio and smaller multifamily assets like duplexes and triplexes. This makes them a practical fit for individual investors or landlords with a handful of properties.
Their approach leans into straightforward pricing, localized expertise, and systems designed specifically for scattered site rentals. That matters because managing five homes across different neighborhoods is a completely different operational challenge than running a centralized apartment community.
If your portfolio looks more like a few rental homes in Clintonville or Westerville rather than a large apartment complex, this is the type of company that tends to align better with your needs.
Learn more about RL Property Management.
Evernest, Best for Scaled Single Family and Small Multifamily Management
Evernest operates in a similar category but at a larger scale. The company focuses on single family homes, condos, and small multifamily properties, while managing thousands of units across multiple markets, including Columbus.
For Columbus property owners, Evernest can appeal to those who want a more systematized, process driven management style backed by a broader platform. Their scale allows for standardized leasing workflows, maintenance coordination, and owner reporting.

Fairfield Homes, Best for Affordable Housing Management
Affordable housing is one of the most specialized segments of property management, and not every company is equipped to handle it.
Fairfield Homes focuses heavily on affordable housing property management in Columbus, Ohio, along with development and community partnerships. Their portfolio spans thousands of units across Ohio and the Midwest, backed by a long track record in this space.
Affordable housing comes with added layers of compliance, from tax credit programs to regulatory requirements, making experienced, specialized management essential for long term success.
Learn more about Fairfield Homes, Inc.
Towne Properties, Best for Large Portfolios, Associations, and Mixed-Use Communities
Towne Properties is a long-standing regional firm with a broad real estate platform that extends beyond traditional apartment management.
In the Columbus market, Towne is active in multifamily property management, particularly for larger communities, but is also well known for its homeowners association and community management services. This makes them a strong option for properties that include shared ownership structures or mixed-use elements.
With decades of experience and a large regional footprint, Towne offers a wide range of services across property types. For owners with more complex portfolios that extend beyond conventional apartments, their diversified approach can be a key advantage.

Choosing the Right Property Management Company in Columbus
The Columbus market is diverse, and the right property management partner depends almost entirely on your asset type and goals. Columbus is also growing fast, and with that growth comes increasing competition, rising expectations from residents, and more complexity in day to day operations. Choosing the right property management company is not just about coverage, it is about performance.
At the end of the day, the right partner is one that can operate your property efficiently today while positioning it for sustained success in a competitive Columbus market. If you are exploring options for multifamily property management, Oakwood Management Company is a strong choice in Central Ohio and would welcome the opportunity to connect and discuss your property. Polaris Area Apartments (Convenience, Shopping, Growth)
The Polaris area has become one of the most in-demand places to live in Central Ohio, thanks to its mix of shopping, dining, and easy access to major employers.
The Galaxy at Polaris
The Galaxy at Polaris puts you right in the heart of it all. Just minutes from Polaris Fashion Place, Topgolf, and countless restaurants, it’s an easy choice for renters who want convenience without dealing with downtown traffic or parking. It’s especially popular with young professionals who want everything within a short drive, or even a quick walk.
This apartment community is an image of futuristic renting — a yoga studio, rooftop lounge, EV charging stations, and even a podcast recording room are just some of the amenities this complex includes. If you are looking for the whole package and then some, make sure this one is on your list.

Hilliard & Dublin Area Apartments (Suburban Comfort with Easy Access)
This area has quietly become one of the most desirable places to rent in Columbus, offering newer communities, great access to I-270, and a more relaxed pace.
Mill23 at Coughlin Crossing
Located in the growing Hilliard area, Mill23 at Coughlin Crossing is a newer apartment community that offers a balance of suburban comfort and easy access to Dublin, I-270, and the greater Columbus area.
With modern finishes and a thoughtfully designed layout, this complex seems to always fill quickly. Mill23 also delivers on everyday convenience with available garages, 24-hour maintenance, and an on-site dog park to name a few — this property boasts features that make a noticeable difference in day-to-day living.
The Charles at Riggins Run
The Charles at Riggins Run sits between Hilliard and Dublin, an area known for its strong mix of employers, dining, and good school districts. It’s a great fit for renters who want to stay close to everything while enjoying a quieter, more residential setting.
This community offers a more upscale feel, with polished interiors, spacious layouts, and a noticeably quiet, well-maintained atmosphere. It’s especially appealing for professionals or small families looking for a comfortable, refined place to call home in a highly accessible part of Columbus.
The Kensington at Riggins Run
Right next to The Charles, The Kensington at Riggins Run offers a similar location with its own distinct style. Residents are drawn to the balance of modern interiors, strong amenities, and accessibility. It’s one of those places where everything feels convenient, without feeling crowded.
One of the most notable amenities is the indoor, ultra-violet salt-water pool pictured above. Whether you are in the mood for a swim or want to catch up on the new season of your favorite show in the lounge pods — this property feature gives you a glimpse of the unique perks you can find within this community.

North Columbus & Worthington Area Apartments (Established, Quiet, Convenient)
If you’re looking for mature neighborhoods, tree-lined streets, and a quieter environment, this area is a great option.
Oxford Park
Oxford Park is often discovered through word of mouth, and then people tend to stay. With open green space, a calm atmosphere, and unique features like an on-site golf simulator, it delivers a true neighborhood-style living experience that’s hard to replicate in larger, more crowded apartment communities. Not to mention, it’s located near Blendon Woods Metro Park, the perfect place to explore and go for a post-work run.
Keeneland Place
Located in north Columbus, Keeneland Place offers a quieter, more residential setting while still keeping you close to major roadways, shopping, and everyday essentials. This is the kind of community that is a hidden gem —- no shortage of premium amenities, while still giving a slower paced feel.
And speaking of those amenities, looking to get in a game of pickleball after work… right outside your door? This community has you covered. With an on-site pickleball court, tanning room, and golf simulator, the features are top-tier.

Marysville (Value, Space, and Accessibility)
Marysville continues to gain attention from renters looking for more space and a quieter setting while still staying within reach of the Columbus area.
Copper Run
Copper Run is known as one of the best value-driven apartment communities in the greater Columbus area. Larger floor plans and practical layouts make it a great fit for renters who want more room, whether that’s for a home office, roommates, or simply more breathing space, without stepping into higher price points. And if you are in this area, don’t miss out on Marysville Friday Nights Uptown just a short drive away. This weekly event has become a go-to for friends of mine in the area — they love grabbing food, coffee, or just walking around and listening to great live music.

Grove City (Comfort, Value, and Community Feel)
Grove City offers a balance of affordability and accessibility, with a strong sense of community and quick access to downtown Columbus.
Beulah Place

]]>The post Moving to Dayton in 2026: A Complete Guide for New Residents appeared first on Oakwood Management Blog.

If you’re thinking about moving to Dayton, Ohio in 2026, you’re in luck. This city is becoming top of mind for many Ohioans (and beyond) — and there’s good reason why. With strong local vibes of community and culture, paired with lots of opportunities for education and employment, this area is growing in popularity. There are also a number of fun places to unwind and eat good food over conversation with friends. While my family lives in Columbus, my brother is in Cincinnati, and Dayton is often our destination to meet up. We’ve both concluded we’d make the jump to call it home, let’s see if you agree!
While Dayton doesn’t have as much “flash” as some bigger metro cities, the affordability, shorter commutes, and fun local dives definitely make up for it. With a population of just over 130,000, Dayton is large enough to support a diverse job market, while small enough to get to know your neighbors, the owner of the tavern down the street, or the families at your kid’s soccer practice. Interested? Let’s take a look at what makes Dayton, Ohio unique — and how Oakwood Management Company has a great option if you are looking in the area.

What Dayton Feels Like Day-to-Day
One of the first things new residents often notice is how easy it is to get places within Dayton. Unlike bigger Ohio cities, parking (even downtown) is simple, errands don’t require a whole afternoon, and people get pretty much wherever they are wanting to go within 10-20 minutes max — even during rush hour. It’s common to hear locals say things like, “I can be anywhere I need to go in 15 minutes.” And for many people, that is music to their ears.
On a personal side, the Dayton community is very local-first driven. You’ll start seeing the same faces at your favorite local coffee shop. Ghostlight Coffee is a favorite, it’s also a great place to work remote, and don’t be surprised if the regulars shortly become your life-long friends. Residents also love the Oregon District. Filled with local restaurants, breweries, and music venues, neighbors enjoy festivals and events — just another example of the engaged community.

Cost of Living in Dayton, Ohio
Affordability is one of the biggest reasons people relocate to Dayton. When compared to national averages, Dayton’s cost of living comes in lower in almost every area. Housing is by far one of the most noticeable differences with Dayton’s median home value coming in at $100,600 compared to the $332,700 national average, according to Niche. This means homeownership is more realistic for first-time buyers, and rent prices are also more affordable than larger Ohio metros. Overall Dayton’s cost of living is about 20% lower than the national average and just around 3.5% lower than the Ohio average. Things like groceries, utilities, and transportation all come in at a lower mark as well. If you are looking for a cost-effective area, while still wanting to check all your boxes, Dayton could definitely be in the running.

Jobs and Employment in Dayton
Locals value Dayton’s stability when it comes to the job market and job security. Dayton’s economy is built around long-standing institutions — for example, Wright-Patterson Air Force Base is located in Dayton, one of the largest Air Force bases in the country. Whether you are looking for a job in engineering, logistics, defense contracting, research, or professional services, tens of thousands of jobs are supplied by this hub.
Other major employers in the Dayton area include the University of Dayton, Wright State University, Premier Health, and Kettering Health. People in education or health related fields will easily find jobs that offer longevity and dependability.

Things to Do in Dayton
Many locals start their weekends at 2nd Street Market, a year-round public market filled with local produce, baked goods, and coffee — and don’t forget about the free parking! Dayton also offers an extensive trail system maintained by Five Rivers MetroParks, which connects neighborhoods, rivers, and green space.
Cultural staples like Carillon Historical Park highlight Dayton’s role in innovation and aviation. You won’t want to miss a chance to attend a Dayton Dragons game (they take their team very seriously, the games are a blast), and if you are interested in the arts, this city even has the Dayton Art Institute that hosts special programs throughout the year.

Dayton Neighborhoods and Nearby Suburbs
Where you live in Dayton can shape your experience more than anything else.
-
Downtown Dayton and the Oregon District appeal to residents who want easy access to walk to local restaurants and shops. It is filled with historic architecture and always has nightlife activities.
-
Oakwood is known for tree-lined streets, older homes with character, and a tight-knit community feel.
-
Kettering and Centerville are popular with families looking for suburban neighborhoods, parks, and established school systems.
-
Beavercreek and Fairborn attract many Wright-Patt employees and offer a mix of newer developments and long-standing residential areas.
This city provides opportunities for a variety of neighborhood feels — you get to pick what is best for you.
Dayton Schools and Education
School quality in the Dayton area varies by district, which is why many families focus their housing search around specific suburbs.
Communities like Oakwood and Centerville are frequently noted for higher-rated public schools, while Dayton Public Schools vary significantly by neighborhood. As with most metro areas, researching district boundaries and touring schools is an important step for families planning a move.
As we mentioned previously, Dayton is also home to multiple higher education options as well. Regardless of the needs of you or your family, you can likely find what you are looking for.

Webstar Station Flats Dayton with Oakwood Management Company
So is Dayton a good place to move in 2026? We think so! And for renters moving to the area, Webstar Station Flats stands out as one of Dayton’s newest apartment communities, offering modern living in a great location. Finding an apartment near The Ohio State University can be a challenge. Between dense student areas, loud late-night activity, unpredictable parking, and the occasional drumline rehearsal echoing across campus, many students and OSU staff look for off-campus housing near Ohio State that pairs a quick commute with a calmer, more comfortable place to come home to. Oakwood Management’s downtown communities offer some of the best options for anyone who wants easy access to OSU, modern amenities, and the reliability of professional management.
These communities allow residents to enjoy the convenience of living near OSU—with more space, better lifestyle perks, and a quieter environment for studying, working, and resting between shifts.

Why Live Near OSU? The Advantages of Off-Campus Housing Near Ohio State
Living near Ohio State is more than a commute — it’s a lifestyle. There’s a buzz around campus that’s hard to beat: the packed coffee shops on a Monday morning, the sound of the marching band practicing blocks away, the electric build-up of Buckeye gamedays that turns the whole city scarlet and gray. Most students and staff love being close to the action, and choosing an apartment near Ohio State University lets you enjoy every bit of that energy.
But choosing off-campus housing with Oakwood adds a huge perk: you get all the fun of living near OSU plus far better amenities than you’ll find in most student rentals. Think: in-unit laundry, modern kitchens, fitness centers, pools, pet-friendly floor plans, walkable downtown access, controlled-access buildings, and professional maintenance that actually shows up when you need it.
It’s the best of both worlds — Buckeye spirit whenever you want it, and a comfortable, well-managed home base when you’re ready to recharge.
The Best Oakwood Apartments Near OSU
Below are the Oakwood properties that offer fast access to OSU’s main campus, The Ohio State University Wexner Medical Center, and the surrounding neighborhoods students and staff frequent.

Highpoint also offers a full lineup of in-demand apartment features that most student rentals can’t match, including in-unit laundry, modern kitchens with updated finishes, a resort-style pool, a fitness center, private balconies, controlled-access entry, and professionally maintained common spaces. Plus, residents can easily walk to The Roosevelt Coffeehouse, a downtown favorite known for its craft coffee, bright workspaces, and community-focused mission — perfect for study sessions or a pre-shift caffeine boost.

Residences at Topiary Park — Quiet, Scenic Living Close to Ohio State
Nestled along one of downtown Columbus’s most artistic and peaceful pockets, Residences at Topiary Park gives residents a living experience that feels worlds away from the rush of campus — yet still just minutes from OSU, the Wexner Medical Center, or The James. The community borders the iconic Topiary Garden, where sculpted greenery, quiet pathways, and shaded benches make it easy to unwind after class, clear your head before a shift, or simply enjoy one of the most unique parks in the city.
These Oakwood communities are designed for practical comfort, with open floor plans, contemporary finishes, secure garage parking, controlled-access entry, and smart home technology built in from day one. Pet owners also appreciate the on-site pet washing station — ideal for rinsing off muddy paws or recovering from the moment your dog decides the topiaries look like new playmates.

The City Apartments — Just a 4-Minute Drive to Campus
The City Apartments place residents in one of downtown Columbus’s most vibrant neighborhoods, with quick access to restaurants, cultural venues, Scioto Mile trails, and major transportation routes. Its proximity to SR-315, High Street, and key bus lines makes it one of the more transit-friendly options for those regularly commuting to OSU.
One of the best perks here is how effortless it is to step out your front door and tap into the local food scene. A favorite nearby stop is Due Amici, a longtime downtown staple known for its pasta, cocktails, and date-night vibe — perfect for celebrating after finals or unwinding after a long shift at the Wex. Murals, galleries, maker studios, and community events like Franklinton Fridays make the neighborhood feel like it always has something new to explore — the kind of place where grabbing dinner can accidentally turn into a full night out because you wandered into a pop-up market or live painting demo.
Inside the community, apartments feature modern interiors, secure entry, and walkable access to local restaurants and breweries. With convenient routes to campus via Olentangy River Road, Bethel Road, and SR-315, commuting is simple whether you’re heading to a lab, lecture, or late-night shift at the Wexner Medical Center.

What OSU Students and Staff Need in Off-Campus Housing
Students and OSU employees both rely on housing that’s comfortable, convenient, and close to campus. Students want easy parking, transit access, and quiet, clean places to study, while staff and medical professionals need predictable commutes and modern amenities that fit demanding schedules. #1 – Cost of Living in Ohio
Ohio sits right in that sweet spot in terms of cost of living. Ohio offers several urban, suburban, and rural options, all with different benefits and drawbacks. People often ask — what are the best places to live in Ohio? What are the most affordable places to live in Ohio? Let’s break it down.
The three major cities in Ohio (the “Three C’s” if you will) are Columbus, Cleveland, and Cincinnati. All of these areas offer urban and suburban living with great opportunities for food, fun, and community. Outside of the big cities, you can find rural areas in Ohio where the cost of living decreases but commutes to jobs, hospitals, grocery stores, etc. increase. In our opinion, the game changer for Ohio is truly its capital — Columbus, and all that comes with it. Columbus blends affordability, opportunity, and convenience perfectly. Here are some Columbus specific stats that are comparable to its counterpart cities Cleveland and Cincinnati. This gives us a better picture of Ohio’s overall cost of living.
Compared to the U.S. national average:
-
Columbus’ cost of living is 6% lower (RentCafe)
-
Columbus housing costs are 4% lower (RentCafe)
-
Healthcare in Columbus is 18–20% cheaper (Apartments.com)
-
Transportation in Columbus is 8% cheaper (Apartments.com)
-
Groceries in Columbus hover right around the national average. (Apartments.com)
-
Ohio utilities are slightly under the national average. (Apartments.com)
Furthermore, Columbus’ cost of living compared to the rest of the state of Ohio is only 2% higher. As we mentioned, Ohio is also home to rural farm areas and small town communities. The fact that Ohio’s capital and largest city is only slightly more expensive than the rest of the state speaks volumes to the affordability of this area.

#2 – Major Employers in Ohio & Job Growth in Ohio
Moving to Ohio is among one of the largest midwest relocation trends as employers continue to plant their headquarters in the state. Some notable major employers in Ohio (that are all Fortune 500 businesses as well) are: Cardinal Health (Dublin, Ohio), Fifth Third Bank (Cincinnati, Ohio), Kroger (Cincinnati, Ohio) and Progressive Insurance (Cleveland, Ohio). Ohio is of course also home to The Ohio State University and The Ohio State Wexner Medical Center, which alone employ over 60,000 people.
In terms of job growth, Ohio ranked #3 nationally for economic development projects per capita in 2025, showing high investment and business expansion and opportunity. (JobsOhio)
In CNBC’s “Top States for Business” 2025 report, Ohio ranked #5 for “its business-friendly climate, strong infrastructure, and relatively low costs.” In addition, according to the Ohio Department of Job and Family Services 2030 Job Outlook, projections show that Central Ohio could see 100,000+ new jobs by 2030, highlighting a fast-growing job market.
Ohio is a great place to consider if you are looking to expand your career, or want to feel at ease with reliable job security.

#3 – Small Town Feel with Big Town Energy
As an Ohio native myself, I can say the growth over the past 20 years, in the Central Ohio area especially, has been explosive. While you can still find good ol’ fashioned corn fields, there are now multiple Chik-Fila-A’s in the Columbus area (wasn’t the case 15 years ago — a real testament to growth in my opinion!). But what’s great about Ohio is that it balances fun things to do, yummy restaurants, upscale shopping while still getting the tight-knit community feel of neighborhood block parties, beautiful parks and scenery, and social events.

#4 – Education Opportunities
We would be remiss to not mention The Ohio State University as a top recruiter for bringing new people to the state, however, there are multiple other higher education options as well, such as Capital University, Miami University, and Ohio University that are also noteworthy opportunities for people looking to pursue schooling. Whether you are majoring in business, law, music, education, or beyond, these universities offer specialized degrees and programs to fit your unique needs as a student. I am an Ohio Dominican University alum and had some of the best professors and experiences in my years there. Whatever you are looking to pursue, Ohio has an option that’s worth exploring.
#5 – Centralized Travel Location
Ohio offers convenient travel access, with John Glenn International Airport in Columbus and several smaller airports located throughout the state. For frequent travelers or commuters, Ohio works well as a home base thanks to a growing list of nonstop flight options.

Relocating to Ohio? Best Suburbs to Live In
While Ohio as a whole offers strong affordability and opportunity, many people who relocate ultimately find themselves drawn to Central Ohio for its balance of career access, livability, and community-focused suburbs. A few of our favorites are:

Hilliard, Ohio
Located on the west side, Hilliard is known for its great school district, easy highway access to downtown, grocery and dining options galore, and still maintains that small town feel with downtown events such as their annual Fourth of July Freedom Fest. I’ve lived in Hilliard for the past 5 years and have loved getting to know our neighbors, school staff for our kids, and lots of fun coffee shops for whatever caffeinated pick-me-up I may be needing.
Oakwood has several Hilliard properties that will give you a great renting experience. Pictured above is an indoor ultra-violet pool in The Kensington at Riggins Run community — a testament to the quality of amenities Oakwood communities have to offer. Dublin, Ohio
North of downtown, Dublin offers lots of beautiful parks and walking trails, another great school district, and we can’t forget about the Dublin Irish Festival — it’s one of the largest in the U.S.! Bridge Park Dublin is the perfect spot for any kind of date night or meet-up with friends. Overlooking the Scioto River, the views are gorgeous — especially over appetizers and cocktails at one of the rooftop restaurants overlooking the water.
Oakwood Management’s Dublin properties are designed with renters in mind. The Wendell, for example, has an on-site sand volleyball court for you, and a dog park for your furry friends! Coupled with options for Flex pay, stainless steel appliances, and beautiful pond and wooded views — home feels pretty good at the end of the day.

Lewis Center, Ohio (Polaris Area)
Lewis Center also well known as Polaris, Ohio may be one of the most fun areas to find yourself in. With Ikea, TopGolf, and lots of delicious restaurants to choose from, the entire Polaris Parkway offers many different opportunities to explore. And if you’re like my husband who works in the area, you may just find your favorite hole in the wall diner — Lei’s Asian Bistro’s wonton soup is unmatched!
Oakwood management company has multiple communities in the Polaris area. The Pointe at Polaris was voted best apartment complex in Columbus in 2025! You can’t beat the amenities, layouts, or location. Just know, your friends will always be asking to hang at your place!
