Your Guide to Renting Apartments in Downtown Columbus

Downtown Columbus isn’t just where people work anymore, it’s where people want to live.

I’ve lived in Columbus most of my life and I’ve seen downtown completely change over the years. What used to feel like a place you went to is now a place people actually want to stay. Between the parks, restaurants, and a vast array of hidden gems (a Stauf’s and Book Loft date is 100% on this list), it’s turned into one of the most livable and exciting parts of the city.

If you’re thinking about making the move, this guide walks through what it’s really like to rent Columbus Ohio downtown apartments, including neighborhoods, pricing, amenities, and some of the best Oakwood communities within walking distance to it all.

Why Rent an Apartment in Downtown Columbus?

There’s a reason more people are choosing downtown Columbus every year, and honestly, once you experience it, it makes sense. Instead of planning your whole day around driving, you can just… walk! The walkability of downtown is a huge pro.

The overall vibe and sense of community is something else to note. I remember the first time my husband and I went down to the Columbus Commons for a summer event. There was live music, food trucks, kids running around, and it hit me, this doesn’t feel like “downtown” in the old sense. It felt like a neighborhood. Community. Pro Tip: When visiting Columbus Commons, don’t miss out on Taco Tuesdays — yummy food trucks on the green every first Tuesday of the month. And if you have kids, every Friday during the summer the Commons is filled with fun, free activities for all ages. My kids love the carousel!

To sum up, here are the top reasons to rent in downtown Columbus:

  • Walkable access to restaurants, bars, and coffee shops without giving up a true community feel

  • Close to major employers like Nationwide, Huntington, and the State of Ohio government buildings

  • Easy access to The Ohio State University

  • Quick trips to Nationwide Arena and Lower.com Field

  • Access to green space and walking trails like the Scioto Mile

Downtown Columbus has a ton to offer for all walks of life. It’s the kind of lifestyle that’s hard to fully understand until you experience it, and once you do, it’s tough to go back.

Neighborhoods Near Downtown Columbus

One of the underrated things about downtown Columbus is how different each surrounding area feels. This makes Columbus such a unique place where you can find a designer art gallery on one street, and then a tucked away cozy cafe just around the corner. Let’s break down what makes each neighborhood stand out.

Short North Arts District

If you want energy, this is where you’ll find it. The Short North is easily one of the most recognizable areas in Columbus, and for good reason. High Street is packed with restaurants, coffee shops, boutiques, and some of the best patios in the city. It’s one of those places where you can grab coffee, shop a little, and end up staying way longer than you planned. If you’ve never been, the monthly Gallery Hop is a great introduction to the area.

Victorian Village

Victorian Village is right next to the Short North, but with a completely different pace. It is one of those neighborhoods that just feels calm. Tree-lined streets, historic homes, and a slower, more residential vibe make it a great option for renters who want to be close to downtown without being in the middle of the noise.

It’s also right by Goodale Park, which is one of my favorite spots in the city. In the fall especially, it’s hard to beat a walk through there — and if you have a furry friend, they will quickly fall in love with this spot!

German Village & Brewery District

If you want character, this is probably the most charming area near downtown… and honestly, in Central Ohio at large.

German Village feels like stepping into a different era with its brick streets, historic homes, and local spots that have been around forever. It’s also home to The Book Loft, one of the most unique spots in downtown Columbus. (I’ve genuinely gotten lost in here more than once — in the best way, you need to experience it first-hand.) Right nearby, the Brewery District adds a more modern mix with breweries, restaurants, and entertainment.

Franklinton

Franklinton is one of the fastest-growing neighborhoods near downtown Columbus, known for its art scene, breweries, and creative energy. It’s just across the river, making it easy to get downtown while still feeling a little different. One of our favorite spots is LandGrant Brewing Company — it has the best vibes for drinks (and fun food trucks) with friends after work.

What Does It Cost to Rent in Downtown Columbus?

Rental prices in downtown Columbus can vary depending on location, building age, and amenities, but overall, the city still offers strong value compared to larger metros.

Here’s a general breakdown of downtown Columbus apartment rent:

Apartment Type

Typical Monthly Rent

Studio

$1,200 — $1,600

1 Bedroom

$1,400 — $1,900

2 Bedroom

$1,900 — $2,800+

Townhouse

$2,500 — $3,500+

From my experience, what usually surprises people is how much the amenities and location can impact price. Being able to walk out your door and hit the Scioto Mile for a run or grab coffee without getting in your car, can impact pricing just as much as square footage

Apartment living downtown has changed a lot. It’s not just about having a decent kitchen anymore, people want spaces that actually fit how they live. Oakwood Management Company communities continue to raise the bar, offering amenities and spaces designed for real, everyday living… and then some.
